Mobile or Manufactured Homes

Mobile Homes/Trailer Houses - A Mobile home is a factory-assembled structure generally constructed prior to June 15, 1976. Most mobile homes were built to American National Standards Institute (ANSI) standards and are typically placed on a temporary foundation.  Mobile homes are “Titled Homes” and issued an Idaho Certificate of Title through the DMV, which is the document of legal ownership.

Manufactured Homes - Manufactured homes are structures constructed after June 15, 1976, in accordance with the HUD manufactured home construction and safety standards. Manufactured homes are assigned HUD numbers and have a HUD plate on the left rear side of each section. Manufactured homes are typically placed on a temporary foundation.  Manufactured homes are also “Titled Homes” through the DMV. However, manufactured homes may be placed on a permanent foundation and the title can be eliminated with proper documentation recorded.

 As defined in Missouri Statute 700.010.6, a manufactured home is a structure transportable in one or more sections which when constructed on site is three hundred twenty or more square feet, is built on a permanent chassis and designed to be used as a dwelling with or without a permanent foundation when connected to the required utilities.            

A manufactured home must be assessed as real estate when the following conditions are met: 

  • The transportation apparatus has been removed or modified so as to make it impractical to reconvert or transport the structure.
  • It is located on land that is in the same ownership name as the manufactured home as described in Missouri Statute 137.115.6.
  • There is a properly recorded affidavit of affixation.            

If these conditions are met, the manufactured home will be assessed as real property and is not to be claimed on the personal property assessment list the owner receives in January of each year.            

Mobile homes are assessed similarly to vehicles in the fact that it is based on who owned the mobile home on January 1st, where the mobile home was located, year, and make of the mobile home.

Mobile homes differ from vehicles in the fact that they are claimed where they are located and not where the owner is located.

Per Section 137.092, RsMo the mobile home parks are responsible for rendering the mobile homes and owners located within the park to the Assessor’s office every year. So, even if you don’t claim it on your personal list, it may still be added based on the report that we receive from your park.
